Feature 1 - Value-Add Opportunities
We look for properties that can be managed up. We buy based on actuals, implement systems-based operations, enhance the resident experience, and force appreciation. This strategy requires clear value-add opportunities from the moment of purchase.
Feature 2 - Few Park-Owned Homes
Our business model emphasizes predictable expense profiles. As such, we prefer "clean" parks with few park-owned homes. Clean Parks streamline negotiations, simplify fair market valuation, and facilitate financing.
Feature 3 - Public Utilities
Although private utilities provide acceptable basic services, we require public water and public sewer to execute a deal. On occasion we will consider private utilities if it can be easily converted to municipal water/sewer.
